SellingValuations · illustrative page
What is my home actually worth?
Not a number generated from a postcode: a written range built from comparable sales, plus the two or three repairs that would move it.
What happens next
Three steps, one clear reply, no obligation.
Step 01
You send the details
Address, size, condition and timeline. Two minutes is enough to start.
Step 02
I pull the comparables
Closed sales nearby, adjusted for condition and lot. Not a website estimate.
Step 03
You get a written range
In writing, with the reasoning attached and the two or three repairs that would move it.
No sales statistics are published on this preview page. Days on market, list-to-sale ratios and volume all need verified figures before they can be shown. What the process commits to is reasoning you can check against the comparables yourself.

Affordability
What can you afford, honestly?
Most buyers start with a price and work backwards. It is easier the other way: start with what the month can carry, then see what that buys in the local market.

Illustrative rate, not a lender quote
Amortization
Assumes a 36% debt-to-income ceiling, illustrative property tax at 0.85% of value, and $1,800 a year for insurance. Excludes HOA dues and mortgage insurance.
Estimated affordable price
$617,602
A planning estimate using a 30-year loan at 6.4%.
- Principal & interest
- $3,113
- Property tax
- $437
- Homeowner's insurance
- $150
Monthly total
$3,700
Cash to close (down payment + ~2.5%)
$135,440
This is an estimate for planning, not a pre-approval. Lenders weigh credit, reserves and employment history, and property tax varies by municipality and assessment year. A lender can give you a firm number that this calculator cannot.
Questions
The things sellers ask first.
Sample testimonial
“A seller's review fits here: what was changed before listing, what was deliberately left alone, and how the final number compared with the first estimate.”

01Is this the same as an online estimate?+
No. Automated estimates cannot see that your kitchen was redone in 2019 or that the house next door sold under duress. I visit, I measure, and I show you the four comparables I used.
02What does it cost to find out?+
A valuation request does not commit you to listing, and this preview does not set out a fee structure. Ask for the terms in writing before you sign anything — including what happens if you decide not to sell.
03How long does it take to get to market?+
It depends on the house: photography, staging advice, minor repairs and paperwork come first, then active marketing before an offer window closes. No timeline is promised on this page — a real one should be written down after the property has been seen.
04Do you work with buyers at the same time?+
This preview does not set out a representation policy. Ask the agent how they handle a transaction where both sides are represented, and get the answer in writing before you sign a representation agreement.
No listing agreement required to receive a valuation.
